Foundation cracks are common in BC. But not all of them leak. Here's how to distinguish.
Types of cracks
Vertical cracks (settlement) — often cosmetic, rarely leak. Horizontal cracks (pressure from soil/water) — serious, often leak. Diagonal cracks (differential settlement) — may leak. Stair-step cracks (concrete block) — often indicate structural issues.
Which cracks leak?
Active cracks (growing over time) are more likely to leak. Wide cracks (>3mm) are more likely to leak. Horizontal cracks are most likely to leak. Bottom-of-wall cracks where wall meets floor are common leak points.
How we test
Thermal imaging shows moisture tracking from specific crack locations. Moisture meter confirms water content at the crack surface. Dye test during rain confirms active water entry.
